McDonald's Victoria – Capital Works & Asset Renewal

PDC has successfully delivered a range of capital works, refurbishment and asset renewal projects across multiple McDonald's restaurants throughout Victoria, working closely with both Development and Operations stakeholders to maintain brand standards, operational performance and asset longevity.

Our works have included full décor and façade remodels, bathroom refurbishments, complete restaurant roof replacements incorporating HVAC and exhaust systems, complex roof restoration projects, cyclical painting programmes, and ongoing property maintenance works.

A significant component of our delivery capability involves undertaking works within live operational environments, carefully managing staging, safety, trade coordination and programme sequencing to minimise disruption to restaurant operations while maintaining customer and staff safety.

PDC also provides remedial and insurance-related building works for internal McDonald's departments, including Technical Services and the National Development Group, supporting the ongoing maintenance, compliance and enhancement of restaurant assets across the network.

PDC delivered the complete conversion of an existing warehouse into a purpose-built physical data storage facility, creating a secure, climate-controlled environment designed to protect critical records and information assets.

The project involved extensive planning and coordination to transform a conventional industrial building into a highly controlled storage facility capable of meeting strict operational, environmental and security requirements.

Works included structural modifications, internal reconfiguration, specialist mechanical services for climate control, electrical infrastructure upgrades, fire detection and suppression systems, and comprehensive security installations including controlled access and surveillance systems.

PDC managed all aspects of project delivery, including consultant coordination, trade management, programme control and quality assurance, ensuring the facility was delivered safely, efficiently and in accordance with the client's operational requirements.

The completed facility provides a secure, compliant and future-ready storage environment, delivering long-term protection of critical assets while supporting the client's ongoing operational needs.

Malvern Structural Remediation & Asset Reinstatement

PDC delivered a comprehensive structural remediation and refurbishment programme at a premium residential property in Malvern, Victoria. The project involved complex structural, waterproofing, hydraulic, architectural, and building services works, all undertaken within a constrained inner-suburban environment requiring extensive planning, coordination, and specialist construction methodologies.

Initial investigations identified significant defects across multiple building systems, including a compromised prefabricated hollow-core suspended slab exhibiting substantial sub-slab voiding, widespread water ingress through the building envelope, and severe stormwater infrastructure failure caused by invasive tree root penetration. The project also required engineered crane operations throughout the programme to facilitate access, material handling, plant installation, and major construction activities.

Remediation works commenced with demolition and structural assessment of the suspended slab. Specialist epoxy resin injection was undertaken to stabilise voided sections and restore structural integrity, followed by installation of over 350m² of engineered screed and a reinforced polyurethane waterproofing system compliant with Australian Standards.

A major component of the project involved the complete refurbishment of the property's aquatic infrastructure, including replacement of below-ground hydraulic services, pool lighting, circulation equipment, heating systems, and full pool shell retiling. Custom waterproofing protection systems were also incorporated beneath adjacent deck structures to provide long-term asset protection.

External works included more than 350m² of large-format porcelain paving, integrated drainage infrastructure, custom aluminium louvre screening, composite decking, frameless glass pool fencing, landscape reinstatement, and extensive stormwater rectification works.

Building upgrades comprised Italian terracotta roof tile reinstatement, elevated deck remediation, replacement of external door systems with thermally broken aluminium assemblies, and upgrades to the property's electrical, solar, battery storage, and HVAC systems.

Delivered under a structured project governance framework, the works involved dedicated project management, consultant coordination, trade sequencing, quality assurance inspections, programme control, and ongoing client reporting throughout all stages of construction.

The completed project transformed a deteriorating asset into a structurally sound, fully compliant, and high-performing residence, providing long-term protection, improved functionality, and enhanced asset value for the client.
